The trap in a cheap house price

Queensland's pull for interstate movers is affordability, and on purchase price that's real. But purchase price is a one-time number. Running cost is what you pay every year afterwards, and it often runs in the opposite direction to the sticker price.

Here's why. A cheaper house is usually cheaper because it's further out, which means a longer, costlier commute. And a lot of Queensland's more affordable areas sit in flood or bushfire zones, where building insurance is far higher. So the saving on the purchase can be quietly handed back, year after year, through the costs nobody puts on the listing.

The cheap-looking town that isn't

Currumbin Valley, in the Gold Coast hinterland, is a good example. On purchase price it looks like a bargain next to Brisbane. But its annual running cost lands around $14,900, among the higher figures in the state, driven by an insurance estimate of about $5,500 a year, roughly double what an inner-Brisbane suburb carries, on a block rated high for both flood and bushfire. The cheap house comes with an expensive year attached.

Meanwhile some Brisbane suburbs that look dearer to buy are cheaper to run, because the commute is short and the insurance risk is low. On the number that recurs, the "expensive" city suburb can beat the "cheap" regional one.

What to actually budget for

If you're planning a move to Queensland, price the two things movers miss. First, the realistic annual commute for how you'll actually travel, which in a car-dependent area can run to several thousand a year. Second, the building insurance estimate for the area's flood and fire risk, which varies enormously and is the single most underestimated cost in a relocation budget.

Those two numbers move the real cost of living somewhere far more than council rates do, and they're the two most people find out about only after they've committed.
