Each suburb's total is council rates (2026-27, from each council's own schedule), water and sewerage (Queensland Urban Utilities or Unitywater, 2025-26), a modelled annual driving cost to the Brisbane CBD priced at the ATO's 88c/km rate, and AI-estimated home insurance based on flood risk, fire risk and suburb type. This article deliberately limits itself to suburbs within 40km of the CBD, a realistic commuting radius, because further out the modelled commute tapers sharply by design and a low cost stops being surprising. Within 40km, that taper effect is minor, so cost differences here are driven by council rates and insurance, not distance. Why distance stops explaining the difference

Within that radius, the driving cost model is still assuming something close to a normal commute, so if two suburbs sit at nearly the same distance, their commute costs are nearly the same too. Rocklea's modelled commute is $2,777 a year. Nathan's is $2,751. That's a $26 difference on a $2,726 total gap.
What actually separates them is insurance. Rocklea sits on the Oxley Creek flood plain, one of Brisbane's most consistently flood-affected corridors, and carries an AI-estimated $5,500 a year in home insurance.
