Where the straight line misleads most

The Brisbane River dominates this table. Five of the top eight are suburbs sitting inside or against a river bend, where the drive has to run along the bank to the nearest crossing. Four of them are within 6km of the CBD, which is the part worth knowing: this is not a fringe problem, it is an inner-city one.

The river is the reason Bulimba is on this list

Bulimba sits inside a bend of the Brisbane River, directly across the water from Hamilton and Ascot. On a map it looks like a four kilometre trip. In a car it is nine, because the nearest crossings are the Story Bridge upstream or the gateway motorway well downstream. The suburbs on the same bend, Hawthorne and Balmoral, carry the same problem to a smaller degree. This is the only part of inner Brisbane where the straight-line figure is close to useless.

Where the straight line is close to right

The northern corridor is the accurate one. Gympie Road runs almost straight at the city, so Zillmere and Chermside are quoted roughly correctly. Newstead is 3.1km out and 3.2km by road, the closest match of any suburb in either city we measured.

What the gap costs in commute terms

SuburbCost models the driving commute at the ATO rate of 91c per kilometre over 192 commuting days, tapered by distance. That model runs on straight-line distance. The table below re-runs it on the measured road distance, holding every other assumption constant.

Bulimba doubles its modelled commute on road distance, which is the largest proportional change of any suburb in Greater Brisbane. Barellan Point and Karalee both sit across the Brisbane River from the direct route into the city and add roughly twenty kilometres each way.

Why two Brisbane suburbs the same distance out cost different amounts

Distance is only one of four costs. Inside Brisbane City Council the other three behave very differently to Sydney, because a single council covers 193 suburbs. Every one of them pays the same residential rate of $950 and the same water and sewerage charge of $1,900. So for two Brisbane City suburbs at the same distance, three of the four costs are identical by construction and the entire difference is building insurance.

What this means for our own figures

Our commute numbers are modelled on straight-line distance, so for most Brisbane suburbs they are too low. The median suburb would carry about $461 a year more if the same model ran on road distance. We publish that gap rather than quietly adjusting it.

The ranking barely moves, because almost every suburb is understated in the same direction. The levels shift and the order mostly holds. Applying a flat 1.27 multiplier would not fix it either, since that would overstate Newstead by a fifth and still understate Bulimba by more than 40%. A straight-line commute figure is best read as a floor.

A labelling defect this study found and fixed

Measuring road distance surfaced a problem in our own data. 291 Queensland suburbs carried a straight-line distance measured to their own regional centre while being labelled and grouped as though they commuted to Brisbane. Noosa Heads was recorded at 0.9km from the CBD, which is its distance from Noosa, not from Brisbane, 138km away by road. The affected suburbs sit in the Scenic Rim, Lockyer Valley, Somerset, Noosa, Gold Coast, Toowoomba, Sunshine Coast and Cassowary Coast council areas. They now carry their correct commute centre, so a Beaudesert suburb reads as a Beaudesert commute rather than a Brisbane one. No cost changed, because the dollar figure was already calculated on the local distance. What changed is the label and which region each suburb is ranked against.
